Data compiled by Anderson
showed that since 2004, lot rents have risen between 15 and 87
percent, while the consumer price index rose 11.2 percent each year.
"We're treated as if we're a closed market," Anderson said. "We're
not a closed market. We're a captured market."
That captive situation exists, Anderson added, because it costs up
to $20,000 to relocate a manufactured home from one park to another.
And many mobile-home dwellers are retirees, widows, senior
citizens and veterans living on tight budgets.

At the height of the housing boom in late 2005 and early 2006, 180
residents of Pleasure Cove Mobile Home Park in Fort Pierce were
evicted when owners of the land decided they could make more money
by developing the property for condominiums...
Residents not only
lost their homes, they lost their community, their friends and a
lifestyle they enjoyed...
“The
downturn in the economy is just a temporary thing,”
Ross said recently. “(The economy) will rebound and
conversions will continue. That means we have to
make sure that affordable housing is protected.
Right now, mobile home residents are not in any way
safe from rezoning and eviction.”
This is
the dilemma.
Property owners have a right to use their property
to its best advantage.

remove them from rental status,” the
judge stated. Since the purchase of even one

availability of rental mobile home spaces in the
city, the demand by the city for Stardust to
evidence this is impossible, the judge said. It
amounts to a “de facto denial of Stardust’s

Mobile Homes Could Lose
Rent Control Protection
City Watch - Los
Angeles,CA,USA
AB 761 would extend
Costa-Hawkins mandated vacancy decontrol to all of the state’s
mobile home rent control laws.
Mobile Park owners would be
able to raise rents on mobile home spaces without limits when a
mobile home is sold to a new owner. This would have grave
consequences for mobile home owners who own the mobile home, but
rent the space it sits on. AB 761 would likely wipe out the
investments of senior and low-income mobile home owners by instantly
de-valuing the worth of their mobile home coaches. The bill’s
passage would also give the real estate industry confidence and
momentum to seek other attacks on rent control, tenants' rights and
affordable housing laws. ....

Fuller said trailers
constructed after the mid-1970s were better built and much safer, and
that was part of the reason for the changes to the ordinance.
“So if it’s (a manufactured home) 21 years old, you can’t move it?”
Dahle asked.
“Yes,” Fuller answered.
Dahle then factiously suggested the county should
notify those who own
older manufactured homes their homes are worthless because they can’t be
moved, even if they are upgraded and brought up to current building code
standards.

Manufactured Housing Web Notes -
http://manufacturedhousing-mobilehome.blogspot.com/
About two thirds of manufactured
homes, or 6 million, are sold exactly the same as real estate because
they are sold together with the land, on a lot similar to a single
family house. They can be listed and sold by any licensed
Realtor. The remaining one-third of manufactured homes, about three
million, are located in manufactured home communities. In some of those
communities, the residents own the lot under their mobile home so they
can also be sold by any Realtor. In other communities, the resident only
owns the home, and leases the land underneath. In Florida, and perhaps
other states, you need a separate license to list and sell manufactured
homes on leased lots, since they are considered personal property. No problema. The license is easy and inexpensive to obtain.
